House Rules

We are excited to host you in our personal cabin and we we want you and your guests to create lasting memories during your stay. But to do so, we would really appreciate it if you will follow the below house rules. I know, I know, rules are boring… But these rules ensure we can provide future guests with a great experience as well.

Guest capacity:
Our family Cabin is designed for 6 guests and we have five incredibly comfy beds to cozily accommodate each of our guests. The adult making the reservation must be at least 25 and be on site during the dates of the reservation. With each booking, we ask that you share the names and dates of birth of all adults and children who will be staying during your visit. It is important that any and all guests who will be in the cabin at any given time are listed on the Guest Information Form [which you will be asked to fill out after booking]. This isn't us being nosy, it's in case of an emergency we know how many people/dogs need to be accounted for. Sometimes guests like to set up ‘camp’ for the kids in the loft. We can accommodate up to 2 additional guests in the cabin for an additional fee of $75 per guest per night. Please make this request prior to booking.

Dogs!
We love dogs and are a dog friendly cabin - up to two dogs are welcome with a non-refundable fee of $30 (+taxes) per dog, per night. Dogs must be crated (crates not provided) if left in the cabin unattended. Dogs are not allowed on the furniture or beds. If our cleaning team finds dog hair on the couch or bedding, an additional fee will be applied. No other pets allowed.

Kitchen:
Help yourself to anything in the kitchen. We supply a starter of tea, coffee, sugar and creamer, as well as salt and pepper. The kitchen is well equipped should you wish to cook. Please wash all dishes and utensils prior to checkout.

Fridge is cleaned between guests, so you will need all of the basics: (butter, mustard, milk, eggs, cooking oil, your favorite spices, zip lock bags, bottled water...)

Our refrigerator is brand new and works great, however, if traveling with food or drinks that are not cold, it will take up to 24 uninterrupted hours to fully cool all items. The big grocery store in Broken Bow is Pruett's as well as Walmart for the basics, and there's Market 259 in Hochatown.

Each TV is equipped with Roku so that guests may log into their preferred subscription services (Netflix, NFL Live, etc). The tv's are set for you to use "guest mode" for your stay. The dates may already be set up, if not, simply follow these simple steps:
- Turn on the television.
- Welcome screen will say “Welcome to Roku Guest Mode!”
- Hit ok on the remote for “Get started”
- Select the dates of your stay by using the arrow keys, and hit ok. Once the correct dates have been selected, arrow down to the “Sign out: “
button and select ok. (The time of 12:00 cannot be changed.)
- Select “Start streaming!” and off you go!
- On the date of your checkout, the tv will automatically remove any apps downloaded along with any login information that was entered.
It’s just that easy!

Connect your tunes to the sound bar [this doesn't connect to or control the television volume]:
- Turn on the Vmai sound bar by pressing the power button on the right side of the sound bar until “bt” is displayed and blinking.
- Pair device with sound bar “Vmai S4” through the Bluetooth settings of your phone/tablet/laptop.
- Volume controls can be controlled by whatever device has been paired, or are located above and below the power button on the right side of the sound bar.
- Only one device may be paired to the sound bar at a time. If you cannot connect, check to see if another device is still connected.

AC / Heating:
The cabin has an air conditioner and heater, the living room controller handles the downstairs area. The thermostat in the loft area controls the upstairs area. Please adjust the temperature to your comfort level, however do not lower the AC below 68º.

Laundry:
There is a washer and dryer available for you to use, with a cabin use detergent container in the laundry closet.

Outside:
When finished, place the Cornhole boards and bags back in their storage place to prevent weather, squirrel and raccoon damage. Despite the bags being filled with silica, those little critters think they’re stealing a bag full of goodies!

Each time you leave the cabin, please lock all the windows and doors, including all dead bolts.

Our cabin is non-smoking. Smoking is permitted outside the home with all doors and windows closed so that smoke does not enter the interior. All cigarette butts and paraphernalia must be disposed in the outside trash can on the east side of the cabin (same side as the hot tub) and not in the trash receptacles inside the premises. If there is evidence of smoking inside the cabin or incorrect disposal of butts and paraphernalia identified by the cleaning team, an additional fee will be applied and can result in a complete loss of your security deposit.

Please remove your shoes at the door.

We cannot control Acts of God, Mother Nature, interruption of power, wifi or other utilities. They happen occasionally and refunds are not available for occasional interruptions. There is ongoing construction in the Hochatown area. This includes roads, businesses and other cabins being built. Construction on cabins is limited to the hours of 7am-5pm Monday through Friday.

Check out steps:
Alas, all good things must come to and end - but you can always come back to visit!
Check out instructions will also be sent the night before departure, but here is what we ask you to help us with in order to smoothly transition to our next guests:
- Please bring the trash to the trash can by the driveway.
- Please lock the doors (and any opened windows) on your way out.

The following items are not required at all, but would be helpful should you feel inclined:
- Start the dishwasher if needed.
- Start a load of towels in the washer.
(These will help our team prepare for our next guests.)

- No need to worry about logging out of your Netflix / Prime / Hulu, etc accounts, the tv’s will automatically handle that based on your check out date.

COVID-19
Some of the comfy, cozy blankets and decorative pillows you see in the pictures have been removed for the time being in order to provide you with the cleanest environment possible.

Additional notes
We hope that you love our cabin as much as we do. We are happy to provide "starter supplies" to help make your stay relaxing and enjoyable, especially if you are getting in late. Guest interaction
Happy to help, let us know if you have questions that will make your stay better.
Neighborhood overview
Quiet and private wooded cabin that backs up to the Ouachita National Forest in Skyhorse Crossing, just minutes from downtown Hochatown.
Getting around
It’s a wider one-lane gravel and dirt road to get to the cabin, it’s maintained by the county but at times can be a a bit bumpy. The road is usually easy enough to navigate especially at slower speeds. We do recommend extra slow speeds if you take your low profile vehicle due to Mother Nature being in charge. At the cabin there’s a circular driveway and room for extra cars to park.
